HOME INSPECTIONS FOR THE NEW HOME BUYER:
At the pre-delivery stage or prior to the expiry of your builder's warranty.
New houses being built in sub-divisions provide work for a surprisingly
large number of tradesmen and sub-contractors, all of who are responsible
to the builder. Very often up to twenty individual small companies
participate in the construction of a new house. One can see how deficiencies
or omissions in construction can often be overlooked. The Ontario
New Home Warranty Program works but you must take action to exercise
its' full value.
Prior to taking possession in your home it is advisable to have
the house professionally inspected to have all defects or uncompleted
items recorded. All surface defects should be noted. It is often hard
to prove they predated possession later on.
It is also becoming a common practice to have the house inspected
a few months prior to the expiry of your builder's comprehensive 1
or 2 year warranty. Some deficiencies take time to appear. In many
cases it takes one full winter and summer for some structural, mechanical
or cosmetic defects to appear.
Whether you have an inspection performed at the pre-delivery stage
or prior to warranty expiry, the process provides excellent value
and assurance.
Our report to you includes an itemization of construction deficiencies.
More common, however, are those items that never get completed.
